Clippinger Investment Properties, Inc. can lease your property to qualified tenants. First rent surveys are done to ascertain competitive market rents in any particular location.  We market the property to the demographic that we ascertain will pay the most for the attributes offered.  We negotiate the terms and aggressively follow up until a lease document is approved by all parties.  We manage the tenant improvement process and coordinate construction with the tenant as well.

Clippinger Investment Properties, Inc. uses highly qualified in-house maintenance staff.  We do employ a variety of independent contractors, as necessary, that provide both quality work at reasonable prices and quick turnaround when needed.   We believe that using primarily in-house maintenance staff provides our managed assets with a more efficient turn-around time, at better prices, absolute quality control and we maintain a lower vacancy as our units are available faster.

We are very aggressive about rent collections. Rents are due on the first and considered late per the lease.  Late fees are charged and if necessary, we file legal action to regain possession of the leased premises.  Clippinger Investment Properties, Inc.’s computerized accounting system is capable of providing all the reporting you need for tracking income and expenses as well as tax compliance.
